We renovate villas and townhouses in Nueva Andalucía, close to our Marbella office. Typical projects modernise the interior — open-plan living, new bathrooms, reclad staircases, lighting — and bring the envelope up to date with roof repairs, new windows and façade work. Community rules on urbanisations are checked before any exterior change, and the quote is itemised.
What does modernising an established villa involve?
Villas from earlier decades often have generous plots and solid construction, but layouts, finishes and services that reflect their time: closed kitchens, many small rooms, heavy staircases, original bathrooms and electrics. Modernising them is usually a matter of opening up the living areas, renewing the services, improving natural and artificial light, and choosing finishes that suit the house today. Load-bearing walls are only altered with a technician’s design. Our villa renovation page explains the full scope.
Can the staircase become a feature?
Often it is the first thing you see on entering. Existing staircases can be reclad with new treads, finished in timber or other materials, and fitted with a new balustrade, transforming the entrance without structural change. A completely new stair structure, such as floating treads anchored into a wall, needs a technician’s design. Our project photos show several finished staircases.
What about light and ceilings?
Plasterboard ceilings with recessed coves for indirect lighting, new lighting circuits installed by authorised partner installers, and wider or better glazing can change how a villa feels, especially in deeper rooms. Suspended ceilings also hide new services neatly. These are coordinated so that cabling is in place before ceilings are closed.
What is usually needed on the outside?
Roof terraces whose waterproofing has aged, windows that no longer seal, and façades with cracked render or faded paint are common in houses of this age. Doing the roof and windows before the interior finishes protects the new work. Where façades need substantial repair, external insulation can be priced as an option.
How do community rules affect the work?
Urbanisations here typically have community rules, especially for townhouses: frame colours, façade finishes, awnings, working hours and vehicle access. We list early which items touch the outside so you can check them with the administrator. Exterior works also usually need some form of notification to Marbella’s town hall (requirements: to be verified case by case).
Can the house be ready for a particular season?
If the dates are set at the beginning, we plan the scope and sequence around them and tell you honestly if something does not fit. Phasing is possible: the envelope first, then the interior, or the interior in stages so part of the house remains usable.
What about bathrooms and en-suites?
Adding an en-suite to each bedroom is one of the most common requests in established villas. It depends on where drainage can run, on floor heights and on whether partitions can move. Within a villa renovation we plan bathrooms together with the rest of the house, so drainage and services are routed once. If you only need a bathroom or a kitchen renewed, our sister site reformabanosmalaga.eu covers that work in depth.
Is external insulation sensible on these villas?
It can be, when the walls are sound and dry, the façade needs repair anyway, and the roof edges and openings can be detailed properly. On townhouses it is usually better considered for a whole terrace than for a single house, because junctions with neighbours and community rules make single-house insulation awkward. We give you an honest view at the visit and, where it makes sense, price it as a separate line next to a plain façade repair so you can compare. We do not quote energy-saving figures. Our article is external insulation worth it sets out the questions to ask.
How do I get started?
Send photos of the outside, every room and any problem areas, plus the approximate built area, by email or WhatsApp for a first estimate. We visit before the itemised quote. Our villa builder checklist lists the questions worth asking any contractor, including us.
