Renovating a house in Elviria

Elviria lies to the east of Marbella town, with villas and townhouse communities near the coast. Many houses here are used for part of the year, which changes how a renovation should be planned.

In short

We renovate villas and townhouses in Elviria from our Marbella office: interiors, façades, roofs and windows. For houses used part of the year, we plan the work around your dates, prioritise the envelope so the house stays protected while it is empty, and agree in advance who takes decisions during the works. A first estimate can be prepared from photos and the approximate built area.

Why does part-year use change the plan?

A house that stands empty for months needs an envelope you can trust. A small roof leak or a failed window seal can do a great deal of damage before anyone notices. For that reason, when a house is used seasonally, we suggest putting the roof, façades and windows high on the list, even when the interior is what you most want to change.

How can the work fit your calendar?

Tell us when you will be at the house and when it must be ready. Exterior work suits the drier months; interiors can be done while the house is empty or phased around your stays. If the full scope does not fit between two visits, we propose a sensible split, with each phase leaving the house sound. We say honestly at the quoting stage whether your dates are realistic.

Who decides while you are away?

The first estimate works from anywhere, by email or WhatsApp. During the works, decisions on finishes or unforeseen items still need someone with authority: you, during planned visits, or a trusted person on the coast. Agreeing this before work starts keeps the job moving. Unforeseen items are always shown with photos and quoted as a separate line before anything proceeds.

What interior work is typical?

Bathrooms and kitchens renewed, floors replaced, walls smoothed and repainted, lighting improved with plasterboard ceilings, and services renewed by authorised partner installers. In houses used by several families or let between stays, durable finishes and easy maintenance are often a priority. Our house renovation page describes the scope.

What about townhouses and communities?

Many properties here are townhouses within communities that set rules for the outside and for working hours. Changes to frames, façade colours or roofs usually need consent, and the town hall usually needs some form of notification for exterior works (requirements: to be verified case by case). We flag these items before the quote is final.

What does closing up the house after the works involve?

At handover we walk round the house with you or your representative, test windows, doors, taps and drains, and leave the house clean. If you will be away soon afterwards, it is sensible to ask whoever looks after the property to check ceilings and walls after the first heavy rains. Our guide on façade maintenance by the sea lists what to look at.

How is the house protected while it stands empty during the works?

Openings are never left unsecured overnight, temporary protection is put over any part of the roof or façade under repair, and water and power are left in a safe state at the end of each stage. Furniture that stays is moved and covered, floors are protected, and materials are stored in agreed areas. If the house will be empty between stages, we agree with you or your representative how it will be left and who holds access.

Which finishes suit a house used by several people?

When a house is shared by family members or let between stays, finishes that are durable, easy to clean and easy to repair make sense: hard-wearing floors, washable paints, simple fittings that are easy to replace, and bathrooms that dry quickly with good ventilation. We discuss these choices with you before materials are ordered, so the house works for the way it is actually used rather than only for how it looks on the day it is finished.

How do I get an estimate?

Send photos of every façade, the roof if visible, each room and any problem areas, plus the approximate built area and your dates, by email or WhatsApp. A visit follows for the itemised quote.
