Townhouse and villa renovation in Calahonda

Calahonda, on the coast of Mijas, is a large residential area with townhouses, villas and apartments on hilly ground. Community rules and access are as much part of the job as the building work.

In short

We renovate townhouses and villas in Calahonda: interiors, bathrooms and kitchens within whole-house projects, roof terraces, windows and façades. Because many properties sit within communities, we identify early which parts of the job need community consent, and we plan access, storage and debris removal on sloping streets before quoting. Quotes are itemised and one contractor coordinates every trade.

Which properties do we renovate here?

This site covers houses: townhouses and detached villas. Apartments in blocks are covered by our sister site reformapisosmalaga.eu. For houses, a typical project combines an interior update with work on roof terraces, windows and façades.

What makes townhouse work here different?

Townhouses within communities share their appearance with their neighbours. Frame colours, façade finishes, awnings and roof changes are usually governed by community rules, and Spain’s Horizontal Property Law requires consent for changes to the external appearance in properties under that regime. Party walls carry sound, so noisy work is planned for reasonable hours. Our page on townhouse renovation explains how we work within these limits.

Why do roof terraces deserve attention?

Many houses here have roof terraces or terraces over living spaces. Their waterproofing protects the rooms below, and when it ages, leaks show on ceilings and walls, sometimes far from the entry point. Planters, awnings and equipment fixed through the surface are common causes. We trace the leak first and then repair or renew the waterproofing; see roof repair.

How are access and logistics handled?

Sloping streets, limited parking and shared paths all affect deliveries and debris removal. Before quoting we check where vehicles can stop, where materials can be stored, whether and where a skip can be placed, and what the community’s rules are on hours and vehicles. Shared areas used during the works are protected and left clean.

What interior work is common?

Opening kitchens to living areas where walls are not load-bearing, renewing bathrooms, replacing floors, smoothing walls, improving lighting and renewing services through authorised partner installers. Staircases in townhouses are often reclad to transform the entrance. Our house renovation page covers the full scope.

Which paperwork applies?

Exterior works usually need some form of notification to the town hall of Mijas, whose forms and criteria are its own (requirements: to be verified case by case), as well as community consent where the outside changes. We do not apply for licences, but we tell you what the scope usually needs before work starts.

What about windows and shutters in a community?

New windows are one of the most worthwhile upgrades in an older townhouse, but frame colour, material and the type of shutters are often fixed by the community so the terrace looks consistent. Check the rules before choosing; within them, there is usually room to improve sealing, glazing and security considerably. Replacing frames within the same opening is a different matter from enlarging an opening, which needs a technician and more paperwork. See our page on window replacement.

Can façades be insulated in a townhouse community?

For a single townhouse in a row, external insulation is usually awkward: it creates steps at party walls and changes the look of the terrace, and most communities will want a say. As a project for a whole block, agreed by the community, it can make much more sense. If the community is considering façade work, external insulation can be priced as an option alongside a plain repair and repaint. Internal linings on the coldest walls are the alternative for an individual owner, at the cost of a little floor space, and they can be fitted room by room without involving the community at all.

How do I start?

Send photos of the outside, the terraces, each room and any damp or cracks, plus the approximate built area and any community rules you know, by email or WhatsApp. A visit follows for the itemised quote. Our villa builder checklist is a useful companion when comparing contractors.
