Roofs and leaks: what owners should know

A leak is stressful, especially when you are not in the house. Understanding how roofs fail helps you describe the problem, judge the proposed repair and avoid paying twice.

In short

Most roof leaks start at a small number of weak points: slipped or broken tiles, valleys and abutments, failed membranes on flat roofs, blocked outlets, and seals around skylights and chimneys. Water often appears far from where it enters, so diagnosis comes before repair. Condensation can mimic a leak. Sagging, cracked beams or rotten timber need an architect or building surveyor before any repair is designed.

Why does the stain appear in the wrong place?

Water entering a roof rarely drops straight down. On a pitched roof it runs along the underside of tiles, along battens or down the slab until it finds a joint, a crack or a fixing to drip from. On a flat roof it can travel under the floor tiles and along the membrane before it finds a gap. The result is a stain that may be metres away from the actual entry point. That is why repairing directly above the stain so often fails.

What are the usual causes on pitched roofs?

  • Slipped, cracked or missing tiles, after storms, maintenance work or movement.
  • Ridges and hips whose mortar bedding has cracked or come away.
  • Valleys, where two slopes meet and concentrate water.
  • Abutments, where a roof meets a higher wall or a chimney.
  • Eaves, where water should be thrown clear into a gutter.
  • Skylights and vents with failed flashings or seals.

And on flat roofs and terraces?

  • Membranes that have aged, cracked or been punctured by fixings for planters, awnings or equipment.
  • Upstands where the membrane turns up at parapets and walls, often too low or poorly protected.
  • Outlets blocked by leaves and debris, so water ponds and finds the weakest point.
  • Floor tile joints that let water into the layers beneath, where it travels freely.
  • Thresholds of terrace doors set too low relative to the terrace surface.

Is it a leak or condensation?

Condensation forms when warm, moist indoor air meets a cold surface. It shows as mould and damp patches on cold ceilings and wall corners, often in bedrooms and bathrooms, and tends to appear during cold spells rather than after rain. A leak usually appears or grows after rain, often has a tide-mark edge, and may be accompanied by drips. The two can coexist. Ventilation and insulation address condensation; roof repairs address leaks. Telling them apart before spending money is worthwhile.

What should I record before calling a roofer?

  1. Photos of the stain inside, with something for scale, and how it changes after rain.
  2. When it appeared: after heavy rain, wind from a particular direction, or at any time.
  3. Photos of the roof or terrace above, if it can be seen safely from a window or terrace — never climb onto a roof yourself.
  4. Any recent work on the roof: new aerials, solar panels, air-conditioning units, planters.
  5. The state of gutters and terrace outlets.

This information shortens the diagnosis and helps you compare proposals from different contractors.

What temporary measures make sense?

Inside: move furniture, protect floors, put a container under drips and switch off any light fitting that water reaches. Outside: a professional can place temporary protection over an obvious defect and clear blocked outlets. Avoid improvised sealants applied on a wet roof, which rarely hold and can make the eventual repair harder. A temporary measure buys time; it is not the repair.

When does a roof need a technician?

When the signs point to the structure rather than the waterproofing: a ridge line that sags, beams that crack or deflect, rotten timber at the ends of beams where they sit in the walls, cracks in a concrete slab, or water damage that has affected the structure for a long time. An architect or building surveyor (arquitecto or aparejador) should assess these and specify the repair. A good roofing contractor will tell you so rather than covering the problem with new tiles.

If a roof is opened up for repair, it is also a natural moment to consider insulation. In Spain, the energy section of the building code (DB-HE, as updated by Real Decreto 732/2019) applies to envelope elements renewed in a renovation, so a technician should confirm the requirements where a roof is substantially rebuilt (application to your house: to be verified).

Do roof repairs need town hall paperwork?

Usually some form of notification. As an example in Málaga province, Nerja’s minor-works form includes waterproofing, roof-terrace flooring and tile replacement among works carried out under a declaración responsable. Other town halls have their own forms (to be verified in your municipality). Changing a roof’s shape or height is a different category of work and needs a technician. Our guide on permits for façade, roof and window works explains the framework, and our roof repair page describes how we approach the work.

How long does a roof waterproofing last?

There is no single answer, and anyone who quotes a fixed lifespan without seeing the roof is guessing. Durability depends on the type of membrane or tile, the quality of the original installation, exposure to sun, how the roof is used and how well it has been maintained. The useful question is the roof’s current condition: whether the membrane is still flexible, whether leaks are isolated or recurring in different places, and whether the layers beneath are dry. Those observations decide between a repair and renewal.

How can I reduce the risk of leaks?

  • Clear gutters and terrace outlets before the autumn rains and after storms.
  • Avoid drilling through terrace floors or roof surfaces for planters, awnings or equipment without a waterproofing detail.
  • Keep heavy planters off membranes unless the build-up was designed for them.
  • Ask anyone installing aerials, panels or air-conditioning on the roof how they will seal their fixings.
  • Look at ceilings under the roof after the first heavy rain of the season.

FAQ

Frequently asked questions

Should I climb onto the roof to look?

No. Take photos from a safe window or terrace and leave roof access to professionals.

Why do repairs above the stain fail?

Because the water often enters elsewhere and travels before it shows.

How can I tell condensation from a leak?

Condensation appears in cold spells on cold surfaces; leaks usually appear or grow after rain.

Can a blocked outlet cause a leak?

Yes. Water ponds on the terrace and finds the weakest point in the membrane.

Are sealant repairs worth it?

As a temporary measure only. A lasting repair fixes the failed tile, joint or membrane.

My solar panels were fitted last year. Could they be the cause?

Any fixing through a roof is a possible entry point. Mention it when you report the leak.

When is a technician needed?

For sagging, cracked or rotten structural elements, or long-term water damage to the structure.

Should I insulate when the roof is opened?

It is a good moment to consider it; a technician confirms code requirements where a roof is rebuilt.

Do roof repairs need permission?

Usually some form of notification. Requirements depend on the municipality.

What should I send for a first opinion?

Photos of the stain, the roof above if visible safely, gutters and outlets, plus when the leak appears.
